JOB SUMMARY Facilities/Maintenance technicians operate and maintain facilities equipment including, but not limited to, building controls, fire protection systems, and heating-ventilation-and air conditioning (HVAC). They are responsible for maintenance, operation, and troubleshooting of utilities equipment, maintaining the physical structure of the establishment and general electrical systems in an industrial, cGMP regulated facility. Utilities equipment includes chillers, boilers, air handling units, exhaust ventilation, dehumidifiers, cooling towers, compressed air systems, reheat, fire prevention, emergency power generators, water treatment, UPS, and environmental control systems. Document all maintenance activities executed on the site computer maintenance management system (CMMS). The Facilities/Maintenance technicians perform, as needed, maintenance service and repairs in the area of plumbing, carpentry, painting, and other building upkeep activities. They plan, coordinate, inspect, and perform maintenance and support project management for facility-related projects, including but not limited to, building remodeling and construction, equipment installation and/or placement, safety and environmental compliance, mechanical systems maintenance, and energy management programs. ESSENTIAL DUTIES AND RESPONSIBILITIES
Ensures facility maintenance and controlled environmental monitoring activities are complete and on schedule. Participates in facilities equipment installations as required. Performs minor building and building system equipment repairs. Ensures building systems contractors follow EES requirements when on the premises. Maintains spare parts inventory. Follows all company safety policies and other safety precautions within the work area. Ensures compliance with Environmental Management System (EMS) responsibilities. Other responsibilities may be assigned and not all responsibilities listed may be assigned. Technician must also have knowledge in reliability principles and practices (such as infrared, vibration analysis, ultrasound, and alignment methods). Conduct predictive maintenance (by means of reliability tools) and repair various utility equipment. Utilizes reliability techniques to execute lubrication work (ultrasonic lubrication). Performs alignment and vibration evaluations on equipment. Propose improvements to maintenance strategies based on reliability studies. Supports Facility Team in performing Root Cause Analysis (RCA) and Failure Modes Effects and Criticality Analysis (FMCEA). Manage and coordinate plant initiatives with outside vendors and electrical/mechanical repair shops. Organize and implement facilities projects. Demonstrate leadership ability to effectively work with team members and facilitate completion of high-level projects. Ability to plan and schedule all maintenance work for a minimum of a 2-week period as required by direct management. Attain a Green Belt and FPX certification.
MANAGEMENT & SUPERVISORY RESPONSIBILITIES Job is NOT directly responsible for managing other employees (e.g., hiring/termination and/or pay decisions, performance management). Report to Engineer. JOB QUALIFICATIONS
KNOWLEDGE REQUIREMENTS
Ability to read, analyze, and interpret general business periodicals, standard operating procedures, professional journals, technical procedures, and government regulations. Ability to write reports with mathematical emphasis. Ability to effectively present information and respond to questions from employees at all levels. Excellent communication and interpersonal relation skills. Problem-solving skills. Basic math skills. Proficient in the use of all general shop tools and power tools. Must be able to function in a team environment and as an independent contributor.
EDUCATION & EXPERIENCE REQUIREMENTS
Technical Education Diploma. High School Diploma preferred. Generally requires (6 and above) years related experience preferred. Experience or knowledge in Reliability-Centered Maintenance techniques and/or asset management is required. Experience or knowledge in Root Cause Analysis (RCA) and Failure Modes Effects and Criticality Analysis (FMCEA) Training.
