Job Overview The Mechanic is responsible for the operation, maintenance, and repair of all building systems, including HVAC (heating, ventilation, and air conditioning), electrical, plumbing, and mechanical systems. The role requires a high level of technical expertise, problem-solving skills, and the ability to work independently or as part of a team. Requirements Key Responsibilities 1. Operation and Maintenance Operate, maintain, and repair HVAC systems, including boilers, chillers, air handlers, and cooling towers. Perform routine and preventive maintenance on all building systems to ensure efficient operation. Monitor and adjust building automation systems (BAS) to maintain optimal environmental conditions. 2. Electrical Systems Inspect, troubleshoot, and repair electrical systems and components, including lighting, motors, and control systems. Ensure compliance with electrical codes and safety regulations. 3. Plumbing Systems Maintain and repair plumbing systems, including water supply, drainage, and sewage systems. Perform routine inspections to identify and address potential issues. 4. Mechanical Systems Inspect, maintain, and repair mechanical systems, including elevators, escalators, and fire protection systems. Ensure all mechanical systems operate safely and efficiently. 5. General Maintenance Perform general building maintenance tasks, such as painting, carpentry, and minor repairs. Respond to service requests and work orders in a timely manner. 6. Safety and Compliance Adhere to all safety protocols and procedures to ensure a safe working environment. Maintain accurate records of maintenance activities and comply with local, state, and federal regulations. 7. Emergency Response Respond to emergency situations, such as power outages, system failures, and natural disasters, to ensure the safety and security of the facility. Qualifications •High school diploma or equivalent. •Completion of a recognized apprenticeship program or equivalent work experience. •Valid and current licenses and certifications as required (e.g., refrigeration, boiler operator). •Strong knowledge of HVAC, electrical, plumbing, and mechanical systems. •Ability to read and interpret blueprints, schematics, and technical manuals. •Proficiency in using diagnostic tools and equipment. •Strong problem-solving skills and attention to detail. •Excellent communication and interpersonal skills. •Ability to work independently and as part of a team. •Physical ability to perform tasks that require climbing, lifting, and working in confined spaces. Work Environment •Work is performed in various settings, including commercial buildings, schools, hospitals, and other facilities. •The job may require working at heights, in confined spaces, and in varying environmental conditions. •Regular exposure to noise, dust, and hazardous materials. •May require working evenings, weekends, and on-call shifts.
