General Summary Under general direction, the Leasing Specialist is responsible for all aspects of leasing production at any assigned apartment community.
Essential Job Duties and Core Responsibilities
Pick up leads as assigned and pull through the sales funnel Meet, greet, tour and close prospective residents Ensure that both individual leasing goals are achieved for the community and proactively communicate both opportunities or threats to the Leasing Manager Ensure that all assigned inquiries are responded to quickly and effectively Maintain an in-depth understanding of site and competitor leasing trends, traffic patterns and product availability Through inspection, ensure all sales and leasing models are maintained to the highest standards of cleanliness and maintenance and proactively communicate any problems to the appropriate party to address Properly close the leasing process by asking for the sale of an apartment home or reservation for the waitlist Ensure all lead information is correct and complete within the property management software Ensure all prospects are followed up with through either text, email, phone or letter Warm call prospects as needed through the entire courting process to maintain the relationship and inspire confidence and connectedness Know and relay the Resident Selection Criteria and screening procedures to prospective applicants for the purposes of successful next steps in the application process Propose sales initiatives, specials, open houses, organic grassroots marketing, social functions to generate interest Track all executed move ins for commission and submit commission request to Leasing Manager each month via prescribed deadline Attend bi-weekly Sales Rallies with the Leasing Manager to review all prospects who did not rent, reasons for not renting, product, pricing, promotion or placement issues Shop relevant comps 1/qtr using shopping tool Expect to be professionally shopped each quarter and meet or exceed expected standards Provide support and assistance to all customer service efforts at the community Should the closing ratio or shopping report come back insufficient, there will be a discussion and training if necessary. If improvement to the standard is not met, then associate may be asked to step out of Sales Rep and into CEA role. Completes other tasks as directed and assigned

Work requires strong customer service skills Work requires flexibility and ability to work in a fast paced, dynamic environment with changing priorities. This includes the ability to have flexibility to regularly work outside of normal business hours to meet deadlines if necessary. If schedule is 4 (10s) but your clientele needs a follow up or a tour on your off-day, you are expected to handle that responsibly for the needs of the business Work requires that you maintain an average of a 35% closing ratio over the course of the quarter Work requires strong attention to detail, accuracy, strong organizational, multi-tasking, planning and time management skills Work requires the ability to adhere and ensure all safety policies and procedures are followed at all times Work requires excellent interpersonal skills including strong verbal and written communication skills Work requires a positive, get the job done attitude Work requires a strong sense of urgency and the ability to work well under pressure, emergencies and time sensitive situations Work requires one to be a self-starter with strong initiative to take ownership Work requires the knowledge or the ability to learn Entrata property management and EliseAI software in a timely manner

None, however, the ability to achieve results by working and collaborating with others within the organization, regardless of the reporting relationship, is a critical success factor.
Minimum Qualifications High school degree or equivalent required, bachelor’s degree is preferred. Previous work in leasing, sales or customer service.
