Job Description Job Description The Country Inn & Suites of Indianola is currently seeking an experienced and friendly individual to join their Maintenance department. The Maintenance Manager ’s primary responsibility is to provide an attractive, clean, safe and well-maintained property, using a systematic approach that maximizes guest satisfaction and remains within the established budgetary guidelines. The Maintenance Manager is responsible for the maintenance, repair, refurbishment, renovation and general upkeep of the property. This is a full-time, hourly position that requires flexibility in scheduling. Primary scheduled hours will be Monday-Friday, 8am-4pm with some on call hours for emergencies. Must have the ability to provide professional and courteous guest service. Must have good time management skills and the ability to work with minimal supervision. Must have good organizational skills and strong attention to detail. Must have the ability to understand and follow verbal/written instructions and communicate both verbally and in writing. Must have the ability to maintain a positive and professional attitude when handling guest and associate situations and problem resolution. Must have general mechanical/electrical knowledge and the ability to work with HVAC, refrigeration, and plumbing systems. Must have the ability to prioritize work and perform duties with little to no disruption to the guests. Must have the ability to work with and operate small equipment. Must be willing to obtain CPO certification following hire if required. One to two years of previous property maintenance experience required.
ESSENTIAL FUNCTIONS:
Assists all guests in a professional and courteous manner. Performs job duties and responsibilities in a cost-effective manner and within budgetary guidelines. Inspects all operating systems and components of the hotel to ensure they are operating properly, efficiently and safely. Promptly responds to reports of guest problems or concerns and informs the appropriate party when the problem has been resolved. Performs preventative maintenance, repairs, or makes recommendations for repairs, of all mechanical/electrical, HVAC, refrigeration, and plumbing systems, all building components and furniture, fixtures, and equipment. Advises general manager if an outside contractor is needed. May be required to contact and work with vendors. Maintains the grounds, landscaping, and parking areas in a clean, safe and attractive manner. May be required to assign and direct the work of other maintenance associates. Performs preventative maintenance in a timely manner, ensuring that all elements of the entire hotel meet brand standards. Performs painting, carpentry, plumbing, carpet cleaning and other tasks on an as needed basis. Procures and maintains an inventory of supplies, taking action as necessary to ensure adequate quantity and quality of products. Maintains all storage areas, shops, and mechanical areas in a clean, safe and secure manner. Acquires working knowledge of the property and all facilities to respond to guest questions effectively. Understands and applies all hotel safety and security procedures as required to maintain a secure and safe environment for employees and guests. Keeps supervisor promptly and fully informed of all problems or unusual matters of significance coming to his/her attention so prompt corrective action can be taken. Performs all other duties as assigned.

PHYSICAL DEMANDS ANALYSIS: The Maintenance Manager works indoors and outdoors on a regular basis. This position requires continuous standing, walking, lifting, carrying, bending and reaching throughout the entire shift. Hazards may include, but are not limited to, slipping and tripping, working with sharp objects and tools, operating equipment and exposure to variable temperatures, weather elements, blood borne pathogens, chemicals and fumes. Candidates offered employment must submit to a background check and drug test.
